PROJECT PURPOSE
Strawberry Fields, L.L.C. embarked on an ambitious plan for developing part of OKC?s urban core more than 10 years ago. (See StrawberryFieldsOK.com.) To date, we have spent approximately $33,318,000 to assemble land and create a master development plan for the area. Our master plan envisions a dense, walkable ?live, work, play? urban environment with office, residential, retail and restaurant elements and more than $1.5 billion in total private investment. During the past several years, we have sought to implement our master plan with various development partners while also rising to the many unforeseen challenges brought by the pandemic. We have seen significant interest from many potential partners, but our efforts are continually frustrated by the lack of infrastructure in the area. Potential development partners are unwilling to commit significant capital without a clear plan for the infrastructure repairs and updates necessary to support the proposed dense urban development. Our engineers estimate that $15.5M in below-ground infrastructure repairs and updates are required (water, sanitary sewer and storm sewer). We are now at a critical point in our development efforts and need $15.5M in infrastructure funding to pay for the repairs and updates that are absolutely necessary before private development can proceed.

POPULATION DESCRIPTION
The plan for development of this area includes (3) blocks of affordable housing. This will provide downtown Oklahoma City residences for the work force supporting OKC's growth. Entertainment and retail engage will further support the tourism industry in the area.
PERFORMANCE MEASURING
MacArthur Associates has reviewed the infrastructure requirements for development, based on the OKC Core to Shore Development Plan. Strawberry Fields will engage the services of a construction management company to oversee the construction of the infrastructure required for personal development.
